High-Level Summary:

  • Supply – Inventory is very low at 1.2 months (vs 6 months in a balanced market)
  • Demand – Very High. Properties are being sold almost as fast as they are listed. (Median Days Active on Market = 12 days).
  • Prices –
    • Prices continue to rise at a high rate (23.9% Y/Y)
    • 41.8% of sales are over the list price
